Estate Resolution - Deeds
As a house historian, having dealt with missing property conveyances reaching back to the beginning days of the US, it is not surprising when a client needs to clear property with missing titles dating back to the 19th century and earlier. So, when the law firm, Lewis Rice, LLC requested nearly 200 pages of 19th century deeds for a commercial property, the deeds were easily obtained and delivered in less than one week at an attractive set price.
Probate Resolution - Challenged Will
When a relative challenged the contents of a will, Daniel O'Grady, Esq. retained Legacy Roots to identify Level I or Level II lineal heirs. While the deceased had no children of their own, numerous Level II heirs were identified. In less than 60 days, 37 relatives were identified and documented, with contact information provided for those with whom the agency needed to communicate.
Probate Resolution - International
Legacy Roots was contacted by Drescher & Cheslow, PA to find living descendants for a deceased widow whose spouse was unknown and no evidence of whether or not there were direct descendants. A death certificate was provided, but the information was scant, no parents or spouse names were listed and the informant was not a relative. No marriage certificate or divorce record was found and digital searches came up empty. In addition, Legacy Roots was provided letters written in a foreign language needing translation. With colleagues worldwide, Legacy Roots was able to provide the translations needed, research potential connections, and link the deceased to Level II heirs. In less than one month, Legacy Roots located collateral heirs in the US and Central Europe, provided the office with the document translations, a Family Tree, a List of Next of Kin, and Affidavit of Heirship.
Real Estate - Title Resolution
When attorney Brian Romanowsky was presented with a title issue dating back to 1855, Legacy Roots was engaged to clear the title. The case indicated that there was a 1935 tax lien against an individual related through marriage to the daughter of the 1855 owner. While he claimed ownership at the time the lien was imposed, no conveyance was known to exist. In addition to resolving the title issue reaching back over 150 years, Legacy Roots was enlisted to perform a search for heirs of the 1855 owner who had 8 children. Searching from 1855 to 2016, Legacy Roots made contact with living descendants during the search who were able to provide some hints utilized in discovery of potentially over 100 living heirs. In addition, unconventional resources provided documentation needed to connect relations. Results were provided in multiple reports for each of the branches of descendants.
